Terms And Conditions

1. Provisional Booking

A provisional booking date may be held by telephone or e-mail and will be held for four days pending receipt of a completed booking form and full deposit or payment as appropriate. Only the persons named on the booking form are allowed to stay in the home. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave. All guests must register with the Management Company upon their arrival.

2. Deposit and Security Deposit

A deposit of £150 or $250 per week is required with the completed booking form. Confirmation of the booking will normally be made within seven days of receipt of the deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due. A refundable security deposit will be charged by the management company on arrival at Orlando , of $300 or £175, or an imprint of your credit card which will simply be held as a guarantee for the owner, against any costs incurred for any additional services, missing items, or any damage you may incur during your stay in the home .

3. Balance

At the time of confirmation, an account will be issued showing the amount of balance due. This is payable eight weeks prior to the date of departure. Bookings made within eight weeks of departure are payable in full at the time of booking. Full details of the home's location will be sent to you once full payment has been received .

4. Owners Rights

The owners reserve the right to cancel the booking if payment is not received by the due date.

5. Cancellation Charges

The client may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing. The following cancellation charges will apply :-

More than eight weeks before departure : - Deposit forfeited
Between four and eight weeks before departure : - 50 % of the total costs forfeited
Less than 28 days before departure : - 100 % of the total costs forfeited

6. Amendments

Alteration to confirmed bookings can be made at owner's discretion and the client's request. An administration fee of £15 or $25 will be charged. Changes need to be notified in writing together with the relevant fee prior to departure.

7. Arrival and Departure

The rental commences at 4.00 p.m. on the day of your arrival and ceases at 11.00 a.m. on the day of your departure. If a later check out time is required, this can be provided only by prior approval of either the owner or the Management Company. Every effort will be undertaken to accommodate guests who require a late check out, however this will be dependant upon certain factors (e.g. whether the home has incoming guests on that day, cleaning etc). Those guests who have not received approval from either the owner or the Management Company will be charged one night's accommodation fee. The property will be cleaned before your arrival and again on your departure. A separate cleaning charge is made only where the rental period is less than 5 consecutive nights (where permitted). If you require extra cleans during your stay there is a charge of £25 or $40. All rentals are inclusive of electricity, water and local taxes. A telephone is available for your use in the home, with local calls being free of charge, but you will need a pre-paid phone or credit card for long distance or international calls.

8. Force Majeure

The owner's agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure or airports, weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay, please contact the Management Company.

9. Liability

The owners or owner's agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to person or personal effects however caused. Please bear this in mind that your home is situated on a development, which consists of both residential, and holiday homes. Therefore, the owner or owner's agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as result thereof on or around the housing development.

10. Pool Heating and Jacuzzi

If the pool heating and Jacuzzi are required, this must be requested at the time of booking. This is an additional charge and must be paid for within the final balance. Where the pool heating is requested less than 7 days prior to arrival, a service charge of £10 or $15 shall be made. In the event that where the pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool, as this will vary according to different factors, the main one being prevailing weather conditions .

11. Inventory Items

No inventory items must be removed from the house. This includes linens and towels. Any breakages or damage must be reported to the Management Company immediately .

12. Insurance

Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage .

13. No Smoking Policy

Please note that the owners do not allow smoking within the house or pool area.

14. Cots and Highchairs

These can be supplied by the Management Company at a cost of £15 or $35 per week. Please apply at the time of the booking.

15. Pets

Pets are not allowed.

16. Barbecues

Barbecues can be supplied by the Management Company at a cost of £20 or $35 per week. However in accordance with Florida State Law all cooking must be undertaken outside the pool screen area. Any damage resulting from the use of a barbecue will be charged to your security deposit.

In the unlikely event of a complaint during your stay please contact the Management Company.
